Buying Process

Buyer Meeting
During this important first meeting, you'll have the opportunity to ask questions about the home buying process, the market, and my approach. We will discuss your preferred purchase price, area, and wants and needs in a home. We will also review all required documentation and go through a hypothetical Offer to Purchase. After this meeting, you'll be informed, prepared, know what to expect, and can concentrate on finding the right property.

Property Search And Viewings
Now that we’ve determined your ideal property requirements, it’s time to find that property. I will conduct an ongoing search for relevant properties and set up viewing appointments for properties of interest. For relocating or out of Province clients, I can arrange 'viewings' by alternative means convenient to you.

Writing An Offer To Purchase
Once we’ve found your ideal property, it's time to write an offer. Together, we will review comparable properties to determine offer price, decide on necessary conditions, and prepare the Offer to Purchase. I will then diligently and skillfully negotiate, on your behalf, the best price, and terms possible.

Conditional Sale
Now that we’ve negotiated an accepted conditional offer, I will send all required documents to your lender for mortgage approval, order our required reports, and arrange for necessary inspections. During this step, we carry out all necessary due diligence. Should we uncover any deficiencies or concerns, we will find a suitable solution through negotiation, or if necessary, move on to other properties. If, however, everything is satisfactory, we will remove conditions and finalize the sale.

Firm Sale / Closing Prep / Lawyers
You now have a firm sale and it is time to prepare for closing. This includes setting up insurance, utilities, and services for your possession day. I will send all conveyance documentation to your lawyer for preparation to transfer documents. Prior to your possession date, you will sign documents with your lawyer and submit the remainder of your down payment. Once this is complete, the lawyers will coordinate closing for your possession day.

Possession Day
Once we receive confirmation from lawyers that the sale is complete, keys will be released, we'll conduct our walkthrough, and the property is all yours. Congratulations!

Follow Up
I will check-in and make sure all is well and you're happy with your new property. I will also send you a survey that you can use to rate my services. I use this feedback to continually improve what I do and provide better service and value.
